Procedure

To qualify, an applicant must:

  • Fill out an application accurately & completely. (This must include a continuous residential history and all sources of income for the past 3 years).
  • Have an good residential history.
  • Include a fee of $20/applicant to cover the cost of a credit report. A copy of your own credit report that is less than 30 days old may be included instead of the fee. (To order a free copy of your credit report call 888-397-3742).
  • Have a good credit history.
  • Have an ability to pay for the rental. This usually means that the applicant must have at least 3 times the rent in income. Housing subsidies, co-signers or other guarantors may be considered.


Policies

Application process:
  • Applications are considered in the order that they are received.
  • Applications usually take about 2 working days to process. If there is a delay in hearing back from references, the next application in line will be considered.
  • The first application approved will be offered the rental.
Pets:
  • Pets are not permitted unless specifically noted in the rental description.
  • References for pets are required.
  • Additional monthly charges apply if a pet is accepted. 
  • If a pet is permitted, permission can be revoked at any time at the discretion of the Management.
  • Permission is for a specific pet and does not extend to subsequent pets.
General:
  • At the signing of a lease we usually require first and last month's rent and a security deposit. (The advance last month rent payment can be waived if the credit report is flawless, the income history is consistent and over 3 times the rent, and there are all good references from past residences).
  • Smoking is not permitted in any of our rentals. There are many people who are allergic to smoke and cannot live in an apartment that has been smoked in.
  • Our rents are "discounted". This means that if the rent is paid on or before the date it is due, a discount may be received. The advertised rent is the discounted rent because it is expected that it will be paid on time.
